Having selected a property, we need you to complete a written application form to apply to rent the property. In addition to this from 1st June 2019 a fee of one weeks rent which is a holding fee to secure the property subject to contract is taken whilst we receive and check each applicants referencing. Please note, this holding fee is deductible from the first month's rent. At this time any details or requirements can be agreed, including occupancy date, duration of the letting, etc.
We will require the following references (per applicant):
Bank statements - 1 recent month will be required, ensuring that the statement show clearly your name, banks name and overdraft facility, if applicable
Payslips (if applicable) - 1 recent month will be required. Please note, if you are paid weekly, we will require 4 recent payslips
Photo ID - This can be any form of identification with your photo and your name (i.e. your passport or driving license)
Recent utility bill i.e. council tax bill (valid within the last 3 mths)
Work reference - Please ensure you have provided us with the relevant contact information for your work on your application form
Previous landlord reference (if applicable) - Please ensure you have provided us with the relevant contact information for your current/previous landlord on your application form
Any other information we will require: (E.g. Guarantor)
It is each applicant’s responsibility to ensure Jigsaw Letting receive the referencing required detailed above. A failure in receiving this information within the mutually agreed timescale detailed on your paperwork could result in the holding fee being retained by Jigsaw Letting. Jigsaw Letting will carry out the Credit check - Please ensure you have provided us with your address history for the last 3 years (including postcodes) on your application form.
Jigsaw Letting will take & verify references on behalf of the Landlord.
Where a tenant is unable to meet the required references or credit checks, or is under 25 years of age the tenant in certain circumstances may be able to have a Guarantor agreement to underwrite any rent liabilities.
Once you are fully referenced, we will contact you to arrange a provisional moving in date. Please be aware that this date is Subject To Contract and may change. For this reason we advise you to take this into account when booking time off work, deliveries, removal vans etc.
We will arrange to meet you at the property for the moving in appointment. If you have a guarantor, they will need to attend the appointment at the property with you.
Please note, a member of staff will discuss all of the above information with you in full at the time of application.
A deposit/bond is required prior to occupation. In line with legislation introduced in April 2007 all deposits being paid by a tenant for an Assured Shorthold Tenancy must be registered with a recognised deposit protection scheme within 30 days. Where appropriate, Jigsaw Letting will register the deposit on your behalf. This is set at 5 weeks rent.
The deposit is held to cover your obligations under the tenancy agreement including any breakages, damage, or other tenant liabilities. At the end of the tenancy Jigsaw Letting will check the property and assess any damages and deductions due, (if any). Once this bond inspection has been conducted, the money will be returned to your account, less any agreed deductions (if any).
Unless specific instructions are given by your landlord, keys should be taken to your local Jigsaw Letting office in Selby. Please ensure all sets of keys are returned as failure to do so could incur extra costs. Please note that you will be liable for rent on a daily basis until the keys are returned.
Rents are normally quoted on a per calendar month basis. In addition, you as the tenant are normally responsible for all utility bills and council tax.
Rents are payable by standing order (unless alternative arrangements are agreed in advance) to the Jigsaw Letting Client Account, monthly in advance. Generally rent is paid by a standing order mandate and should leave your account three days prior to the rental due date in order to be in the recipients account on the due date (the due date is typically, although not always, the date on which you moved in). Any problems with late rental payments should be conveyed to Jigsaw Letting immediately.
Upon vacating the property you must remember to contact your bank directly to cancel your standing order once the last rental payment has left your account.
