Full Property Management

No set up, contract fees or hidden extras, this service includes - marketing the property in our office with photographs and descriptions, placing a board outside the property (optional), advertising on the internet with the top portals, all advertising is free of charge. We interview and register all prospective tenants before carrying out viewings, if the tenant is interested in a property we will take a £100.00 holding fee to secure the property whilst carrying out full referencing. Once the referencing is satisfactory we will continue to prepare the Tenancy Agreement. On the moving in date an Inventory of the property is prepared which consists of a video and a hard copy schedule of condition which the tenant signs and metre readings are taken. The Bond is collected from the tenant to safeguard against damage and paid into the Deposit Protection Service which is the recommended government Bond Scheme within 30 days.

Jigsaw Letting collect the rent due and pay directly into your designated bank account by BACS transfer deducting our monthly management fee + VAT. We take late payment by tenants of rent very seriously, arrears letters will be issued if rent remains outstanding beyond seven days after it was due.

At the commencement of the tenancy the property must be in a clean condition and at the end of the tenancy the tenant is responsible to leave the property in a similar condition, failure to do so will require a deduction from the Deposit for cleaning to be carried out.

Tenant Find

This service is as the full property management service up to the point of the property inventory. We advertise the property, fully reference the tenant and draw up the Tenancy Agreement. This service is ideal for you if you wish to manage the property and have no issue with collecting the rent or dealing with the maintenance issues.

Internet Only Advertising

For an upfront charge we can advertise your property on our website and all of the top property portals such as Zoopla and Rightmove. This would give your property maximum exposure when finding a tenant and moves away from advertising in the newspaper as most tenants looking for a property to rent tend to use the internet portals to do this. We can offer this package at a very competitive price similar to what it would cost to advertise in the local press for one month with either direct contact from applicants to landlord or inclusive of viewings arranged whichever is most convenient to yourself. Deposit/Bond

We collect a deposit from the tenant to safeguard against damage and will take on the responsibility of protecting the deposit via government approved DPS. This is in line with legislation introduced in April 2007, all deposits being paid by a tenant for an Assured Shorthold Tenancy must be registered with a recognised deposit protection scheme within 30 days. At the end of the tenancy we will inspect the property and the costs of any work attributed to the tenant will be deducted from the deposit. Any disputes will be referred to the dispute resolution service of the Deposit Protection scheme used.

Tenant

We will find a suitable tenant for your property and take up the essential references including credit checks. The advantage of using Jigsaw Letting is that this is all done in-house as we do not have a 3rd party credit check company carrying out references on our behalf. Jigsaw Letting is Data Protected to ensure safeguard of references.

Agreement

We will prepare an easy to read and fair legal agreement which complies with current legislation. In general all our contracts are Assured Shorthold Tenancy Agreements are fixed for a period of six months, if the tenant is paying the rent on time and upon inspection the property is in good condition the Contract will then continue to a statutory periodic which continues on a month to month basis. The tenant is required to give one months notice after the six months from the tenancy start date and you 'the Landlord' are required to give two months notice from the tenancy start date. Jigsaw Letting will, if necessary, issue the Section 21(4a) Notice free of charge and any other legal notices required are issued by Jigsaw Letting.

If the tenant gives notice Jigsaw Letting will inform you and we will continue to market the property immediately and endeavour to find a new tenant to move in as the old tenant vacates to avoid any void periods.

Rates and Services

The payment of all utility bills including council tax are generally the responsibility of the tenants, meters are read and recorded by Jigsaw Letting.

Collecting of Rent

Jigsaw Letting collect the rent monthly and pay direct into your designated bank account, late rents are taken very seriously, seven days late rent constitutes a telephone call and a late rent letter, the rent is chased until paid. If the rent is in two month's rent arrears further action is taken through the courts for Judgment and Possession (Section 8).

Repairs

During the tenancy we carry out property inspections as necessary and although we can help and advise you with repairs, it is your responsibility to ensure the property is in good condition, with the exception of window glass or other breakages caused by the tenants. Repairs can be carried out by contractors nominated by you, or our own dedicated maintenance team, this service is ideal for Landlords residing out of the area, overseas or who do not have the time due to other commitments. We will always ask for instructions and authorisation before commencing any large scale repairs.
