Tenants
Jigsaw Letting operate in a number of areas in Yorkshire, with new areas becoming available all the time. If you are moving, contact Jigsaw Letting. We can assist your complete relocation by managing your own property in your absence and assisting you in finding rented accommodation.
Typically, properties to rent become available about a month before occupancy date, so where possible it is advisable to start looking early.
Application
Having selected properties you would like to view, you will need to complete a registration form. At this time any questions you have about us or the property can be answered by a member of staff dealing with your application.
Viewing
Having identified prospective properties, Jigsaw Letting staff will arrange for you to view the properties. These will be arranged at a time to suit you, which could be in daytime, evenings or week-ends. Viewing will always be accompanied, usually by a member of staff who will be able to answer any questions you may have.
Holding the Property
Once you have selected a property you wish to let, a Reservation Fee of £100.00 will be required. Assuming the rental proceeds, this will be deducted from the Bond due before occupation as outlined below. It will also be refunded if the landlord declines the tenancy. It will, however, not be refunded if the tenant decides not to proceed for any reason, or if the tenancy fails to proceed due to incomplete or inaccurate information provided in the tenancy application. Also an Administration fee for referencing will be required. The referencing is transferable to each property should you continue to let from Jigsaw Letting.
References
Jigsaw Letting will take references on behalf of the Landlord. Normally, this will include your employer, any former landlord and a character reference. In addition a credit check will be undertaken. Also a copy of I.D and bank statements and pay slips will be required.
Where a tenant is unable to meet the required income or credit checks, the tenant can have a Guarantor agree to underwrite any rent liabilities. This also applies for any applicant under the age of 21.
Rent
Rents are quoted on a calendar month basis. In addition, the tenant is normally responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs.
Rents are payable by standing order, cash, or cheque to, on or before the due date, with the first month's rent due on occupation of the premises.
Bond
A Bond is required prior to occupation. This is normally equal to £50.00 above the rent, but may vary. This bond will be protected in accordance with the Tenancy Deposit Protection legislation. A detailed written and video inventory are taken on the day you move in which is signed by the Jigsaw Letting representative and the lead tenant.
The bond is held to cover any breakages, damage, or other tenant liabilities. At the end of the tenancy Jigsaw Letting, will check the property in accordance to the original inventory and assess if any damages and deductions due.
The deposit cannot be used by the tenant to cover rent at any time.
