So what does being a tenant with Jigsaw Letting mean to you?

Viewing

Having identified prospective properties, Jigsaw Letting will arrange for you to view the properties. These will be arranged at a time to suit you, which could be in evenings or week-ends, subject of course, to the Landlords/tenants permission. Viewings can be accompanied by a team member from Jigsaw Letting, who will be able to provide immediate advice and answer any questions you may have.

Application

Having selected a property, we need you to complete a written application form to apply to rent the property. At this time any details or requirements can be agreed, including occupancy date, duration of the letting, etc.

Administration Fee

On application Jigsaw Letting charge an administration fee to cover the tenant's share of references and credits checks, producing the Tenancy Agreement and legal notices, check-in, and all other administration to start the tenancy this is a one off payment.

References

Jigsaw Letting will take references on behalf of the landlord. This will include your employer, any former landlords, character reference, current banks statement and pay slips, copy of ID, passport or driving licence. In addition a credit check will be undertaken.

Where a tenant is unable to meet the required references or credit checks, the tenant in certain circumstances may be able to have a Guarantor agree to underwrite any rent liabilities.

Deposit/Bond

A deposit/bond is required prior to occupation. In line with legislation introduced in April 2007 all deposits being paid by a tenant for an Assured Shorthold Tenancy must be registered with a recognised deposit protection scheme within 14 days. Where appropriate, Jigsaw Letting will register the deposit on your behalf. This is normally equal to one month's rent plus £50.00, but may vary.

The deposit is held to cover your obligations under the tenancy agreement including any breakages, damage, or other tenant liabilities. At the end of the tenancy Jigsaw Letting will check the property and assess any damages and deductions due, (if any). Once the check-out has been conducted, the money will be returned to your account, less any agreed deductions (if any). This typically takes 14 working days and generally no more than 28 days.

Keys

Unless specific instructions are given by your landlord, keys should be taken to your local Jigsaw Letting office in Selby. Please ensure all sets of keys are returned as failure to do so could incur extra costs. Please note that you will be liable for rent on a daily basis until the keys are returned.

Rent

Rents are normally quoted on a per calendar month basis. In addition, you as the tenant are normally responsible for all utility bills.

Rents are payable by standing order (unless alternative arrangements are agreed in advance) to the Jigsaw Letting Client Account, monthly in advance, with the first month's rent due before taking occupation of the premises. Generally rent is paid by a standing order mandate and should leave your account three days prior to the rental due date in order to be in the recipients account on the due date (the due date is typically, although not always, the date on which you moved in). Any problems with late rental payments should be conveyed to Jigsaw Letting immediately. Arrears letters will be issued if rent remains outstanding beyond seven days after it was due.

Upon vacating the property you must remember to contact your bank directly to cancel your standing order once the last rental payment has left your account.
