Full Property Management
No setting up fees or hidden extras this service includes – marketing the property in our office with photographs and descriptions, placing a board outside the property (optional) advertising in the local press, all advertising is free of charge. We interview and register all prospective tenants before carrying out viewings, if the tenant is interested in a property we will take a £100.00 deposit the secure the property whilst carrying referencing this proving satisfactory we will continue to prepare the Tenancy Agreement. On the moving in date an Inventory of the property is prepared a video and a hard copy which the tenant signs. The Bond is collected from the tenant to safeguard against damage and paid into the DPS the government Bond Scheme.
During the tenancy we carry out property inspections as necessary, if any maintenance problems occur we contact the Landlord with details and give a quote for the works to be carried out by Jigsaw Maintenance, this service is ideal for Landlords residing out of the area.
Jigsaw Letting collect the rent due and pay directly into the Landlords bank account by BACS transfer deducting our management fee of 10%, we do not charge agency fees and there are no hidden extras.

All our contracts are Assured Shorthold Tenancy Agreements for a period of six months, they then continue to be statutory periodic which continues on a month to month basis. The tenant is required to give 1 months notice after the six months and the Landlord is required to give 2 months notice Jigsaw will issue a section 21(4a) free of charge and any other notices required are issued by Jigsaw.
If the tenant gives notice Jigsaw will inform the Landlord and we will continue to market the property immediately and endeavour to find a new tenant to move in as the old tenant vacates. We will inspect the property and make arrangements to return the Bond to the tenant.
Tenant Find
This service is as full property management up to the point of the property inventory. We advertise the property, reference the tenant and draw up the contract. This service is ideal for a Landlord who wishes to maintain the property and has no issue with collecting the rent.
Jigsaw recommend all properties are let with carpets, curtains, light fittings and a cooker, all in good condition. Gardens should be Let neat and tidy with all rubbish cleared. At the commencement of the tenancy the property must be in a clean condition and at the end of the tenancy the tenant is responsible to leave the property in a similar condition, failure to do so will require a deduction from the Bond for cleaning to be carried out.
